Property Tax Protest – Formal Hearing

Finally, let’s talk about preparing for your formal hearing with the Appraisal Review Board (ARB).

First, be sure to schedule a hearing date or they’ll schedule one for you.

Than request a copy of the properties the board will be comparing yours to. You can review these and look for discrepancies. In Williamson County email pir@wcad.org and reference your Quick Ref ID in the subject and body when you make the request

Gather your supporting materials. These can include:

  • Appraisals from recent years. You paid for this when you purchased the property; make it work for you! See how these properties are valued today.
  • Settlement statement if purchased within the last 2-3 years
  • Photos and estimates of work to be done if you don’t believe your property is the same condition as the ones the ARB is comparing it to
  • Recently sold comps if you think the ARB’s appraisal is inflated over market value

When you do go to your hearing, be respectful and courteous. Treat others the way you would want to be treated. The Board has probably been dealing with mostly irate, unpleasant people for weeks. Your behavior and demeanor can definitely have an impact on how they view your case. This is one situation where it’s easy to be one of the most good-natured people they deal with all day!
